After rebate, Modern Life Realty only keep $1000 commission


Modern Life Realty Rebate to New House Buyer

New House Buyer’s Rebate = 3%* of sale price – $1000.

*Commission is determined by Builder but typically 3%.


Case 1:

Sales price $400,000, Builder pays 3% total commission $12,000 to Modern Life Realty.

Buyer’s rebate from Modern Life Realty:

$400,000 X 3% – $1000 = $11,000.


Case 2:

Sale price $400,000, Builder pays 4% total commission $16,000 to Modern Life Realty.

Buyer’s rebate from Modern Life Realty:  

$400,000 X 4% – $1000 = $15,000.


Case 3:

Sale price $400,000, Builder pays 3% plus $2,000 bonus to selling agent, total commission $14,000 to Modern Life Realty.

Buyer’s rebate from Modern Life Realty:

($400,000 X 3% + $2000) – $1,000 fee = $13,000.


Please kindly be advised that:

  • Builder commission to Modern Life Realty, is paid from Builder to a licensed Texas Real Estate Broker, Modern Life Realty. Builder cannot pay any part of real estate commission to Buyer. Please kindly do not discuss Modern Life Realty’s commission with Builder.

  • New home buyer rebate is between New House Buyer and Modern Life Realty. Builder does not involve any part of Modern Life Realty’s rebate to New Home Buyer. Please discuss your rebate only with Modern Life Realty, not Builder.

  • At present, Modern Life Realty, does not provide real estate service to purchase pre-occupied (used) house.
    Lily Ling with Modern Life Realty will list your house in MLS for sale with a fixed fee at $3000.
